OUR ONSITE POSITION

Given we are located onsite, there are many advantages of using Onsite Edge over an external agency.

Flexibility for Inspections

As we live onsite, we are available anytime (7 days) and offer flexibility for prospective tenants to inspect properties and sign lease documentation. Many external agents hold 10-15 minute open houses once a week and then rush off to their next open home a considerable distance away. We believe many prospective tenants are missed this way which leads to vacancy periods and loss of rent for landlords.

Superior Tenancy Sourcing

Our tenant sourcing process is far superior to external agents as we have the advantage of operating from onsite. We are constantly fielding onsite enquiries so have a database of people wanting to move into the complexes we manage. We also know which of our existing tenants want to upgrade from their current property within the same complex. Accordingly, we are able to facilitate new tenancy agreements in many instances without the need to advertise a property.

Tenant Monitoring

We are able to observe tenants’ behaviour on a daily basis and can very quickly determine if a tenant is looking after your property.

Minimisation of Vacancy

We believe our tenant renewal and vacate process is far superior to external agents. It gives certainty to landlords that we always have fixed term agreements in place (we don’t allow periodic tenancies), regular market reviews, and minimise any vacancy periods for owners by advertising properties very early in the process if a tenant decides to vacate.

Superior Tenant Service

The statistics don’t lie – most tenants we source decide to renew their lease which means no vacancy periods for landlords. We believe tenants renew their lease as a result of the superior service that we offer from onsite, as we can respond and attend to any issues at a tenant’s unit very quickly. We are responsive to tenant issues as we believe a happy tenant will look after your property, pay rent on time and is more likely to renew their lease for a further term.

Minimisation of Maintenance Costs

We have detailed knowledge of the fixtures and fittings used throughout the complexes we manage, and are able to attend to any issues in units quickly and cost effectively sparing landlords the expensive call out fees and maintenance costs charged by external 3rd party tradesmen used by external agents.

Alignment of Investment Interests

We also have an ownership stake in every complex we manage and have a vested interest in maximising investment returns for all property owners within the complex.

Communication

We pride ourselves on our personal service and the communication we provide to owners. We will always be available to discuss our clients’ investments and as we are able to monitor apartments on a daily basis, we can very quickly inform clients if there are any issues which an external agent is simply unable to provide until they attend site (which in many cases is some days or weeks later if the tenant actually informs the agent of issues).
